In response to the continued fallout from the Great Recession, Patrick founded b2 Partners in 2014. b2 is a boutique real estate capital and advisory firm operating in partnership with a select group of clients across the United States. b2 provides project advisory and capital in connection with build-to-suit (retail, medical, and office) and modest multi-tenant projects.
Through his career, Patrick has undertaken in excess of 200 projects with associated capital placement exceeding $2 billion. Prior to the creation of b2, Patrick was the CEO and Founder of Net Lease Alliance (NLA). NLA was founded in the midst of the Great Recession and was created to provide capital, back office support, and project trouble-shooting for experienced, well- qualified developers. Projects undertaken for tenants by NLA included: Costco; DaVita; VA Medical Clinics; Hobby Lobby; TBC Corp.; Starbucks; AspenDental; Tractor Supply; and others. Other projects supported by NLA included the development of Class A office space, regional (inpatient and ambulatory care) VA medical facilities, and industrial flex space. Patrick oversaw the growth of NLA and its project base until the sale of his interests in 2014.
Prior to the founding of NLA, Patrick worked as the CEO and CFO of Newton Oldacre McDonald (NOM). Patrick helped oversee an exponential growth of employees and projects at NOM. Those projects included national rollout programs for the likes of Staples, Rite Aid, Verizon, and the TBC Corp, as well as numerous power and lifestyle centers anchored by retailers such as Target, Costco, Home Depot, and others. In addition to the retail development, other projects undertaken included flagged hotels (full and limited service), office acquisition and redevelopment (from Class B to A), and condominium/resort development along the Gulf Coast.
Preceding his move into the commercial real estate world, Patrick worked with PricewaterhouseCoopers in audit and advisory services. Patrick is a CPA, and worked in both the United States and Europe on publically traded commercial banks, REITs, investment banks, and construction companies. Patrick specialized in financial institutions and SEC reporting, with clients served included the likes of Fortis Bank, ABN Amro, AMEX, CIT, Goldman Sachs, Aronov Realty Co., Colonial Properties Trust, amongst others.
